Do I Need Planning Permission For A Wight Eden Garden Home?

Outbuildings are considered to be permitted development and therefore do not need planning permissions.

This includes sheds, playhouses, greenhouses and garages.

However, they must be;

  • Single storey with a maximum eave’s height of 2.5 metres and a maximum overall height of 4 metres with a dual pitched roof or 3 metres for any other roof.
  • No verandas, balconies or raised platforms allowed (platform must not exceed 03 Metres).
  • It cannot cover more than half the area of land around an original house (original house is considered a house that has been built before 1948).
  • It cannot be slept in or have toilets.
  • They cannot have satellite dishes, erection of a new dwelling or the erection or provision of fuel storage tanks.
  • Any shed must be at least 2.5 metres away from the main house or any fence. This is because it needs to ‘breathe’, and you need all round access for painting and future repair.
  • Must be built more than 10 feet from the rear property line and 15 feet from a side property line.

If your garden home does not fall within these regulations, you will have to pay for a planning permission which is no more than £250.00 per building.

  • Whether it’s a modular or bespoke design- design build can be cheaper but bespoke can be more appropriate.

  • The finishes you choose.
  • The design features you pick – bi-fold doors, double glazing and air condition will add to the price.
